We are seeking a Project Manager who can lead complex residential construction projects while delivering a high level of professionalism, organization, and client service from pre-construction through completion.
About the Role
The Project Manager serves as the central leader for each project and is responsible for the successful delivery of high-end residential construction projects from pre-construction through completion.
This role owns project scheduling, subcontractor coordination, budget oversight, and client communication while working closely with architects, designers, and field carpenters to ensure design intent is executed with precision.
Project Managers at Gold Beech typically oversee 2-4 active projects depending on project size and phase.
Key Responsibilities & Performance KPIs
Project Leadership
Lead residential construction projects from pre-construction through final completion while maintaining clear communication with clients, architects, and internal team members.
KPIs
- Weekly project updates issued to clients and design team
- Less than 48-hour response time to client or architect communication
- OAC / coordination meetings prepared and led weekly
- Client satisfaction score 4.5 / 5 or higher
Scheduling & Coordination
Develop and maintain project schedules, coordinate subcontractors, and ensure the project progresses efficiently.
KPIs
- Projects completed within 5% of adjusted project schedule
- Weekly look-ahead schedules issued for each active project
- Subcontractor start dates confirmed 1 month in advance
- Jobsite downtime due to coordination failures < 3 days per project
Financial Oversight
Monitor project budgets, coordinate change orders, and maintain financial clarity for ownership and clients.
KPIs
- Change orders issued within 3 business days of scope change
- Labor tracking within 10% of projected labor budget
- Subcontractor invoices reviewed and approved within 5 days
- Project cost tracking updated weekly
Pre-Construction Support
Assist with project planning, constructability review, and scope coordination before construction begins.
KPIs
- Constructability review completed before project start
- Long lead materials identified prior to project start
- Pre-construction schedule issued before construction begins
- Subcontractor scope clarifications resolved before mobilization
Quality Control
Ensure work meets Gold Beech's standards of craftsmanship and aligns with design intent.
KPIs
- Punch list items < 2% of project value
- No major rework caused by coordination errors
- Final walkthrough punch list resolved within 30 days
- Site observations conducted minimum once per week per project
Documentation & Administration
Maintain accurate project documentation, permitting coordination, and project records.
KPIs
- RFIs submitted within 48 hours of issue discovery
- Submittals reviewed within 3 business days
- Project documentation updated in construction management software daily
- Inspection coordination completed at least 3 days before required date
Team Collaboration
Coordinate effectively with carpenters, subcontractors, and office staff to maintain an organized and efficient project environment.
KPIs
- Field coordination meetings held weekly
- Subcontractor performance issues addressed within 48 hours
- Jobsite safety incidents zero recordable incidents

Qualifications
Required
- 5+ years managing high-end residential construction projects
- Massachusetts Construction Supervisor's License (CSL) or willingness to obtain within 12 months
- Strong understanding of residential construction sequencing and methods
- Ability to read and interpret architectural drawings and specifications
- Strong organization and communication skills
- Experience coordinating subcontractors and construction teams
- Valid driver's license and reliable transportation
Preferred
- OSHA 30 Certification
- Experience with construction management software (JobTread, Buildertrend, Procore, or similar)
- Experience with high-end remodeling or custom homes
- Bilingual (Portuguese or Spanish)
Compensation & Benefits
- Salary: $110,000 - $145,000 per year depending on experience
- Performance bonus based on KPI performance and project outcomes
- 80 hours PTO in year one with increased accrual over time

Work Environment
- Travel to residential construction sites throughout Greater Boston
- Combination of field and office work
- Ability to walk active job sites and multi-level buildings
- Work outdoors in varying weather conditions when visiting sites
